Cannaboy TreeHouse’s attorney Jennifer Mazaway, began the meeting with a brief recap. “We heard from our architect Robert Forbes, who discussed the proposed floor plans and improvements to the interior of the building that would be required for the conversion of this commercial use into a cannabis retail facility.” She added, “And you also heard from Brenda Hopper who is the owner of CannaBoy TreeHouse, LLC, a certified women and minority business enterprise.”
Douglas Polyniak of Dolan & Dean Consulting Engineers testified about the business’ traffic and parking impact on the area. He explained that his office prepared a traffic impact statement in December. They also visited another dispensary to study traffic and parking as well as observing traffic again in South Orange recently. Their conclusion was that traffic and parking will not be increased enough to disrupt the area.
Polyniak noted that some customers may walk or take the train to the location, 57 West South Orange Avenue, due to the walkability of South Orange and the building being 300 feet from the train station. He continued, “10 parking spaces are required for the marijuana retail facility, and none are provided on site which is an existing condition and will remain along with this application.”
